Terms of Service

These Terms of Service (“Terms”) govern your access to and use of HubSnap, the mobile application and related websites operated by ThreeSevens (“ThreeSevens”, “we”, “us”, or “our”), including www.hubsnap.nl (together, the “Services”).

By creating an account, downloading HubSnap, or otherwise using the Services, you agree to these Terms. If you do not agree, do not use the Services.

1. Who we are

HubSnap is provided by ThreeSevens. Contact: info@hubsnap.nl.

2. What HubSnap is (and is not)

HubSnap is a housing search tool for the Netherlands. It helps you browse, filter, save, and receive alerts about rental and sale listings aggregated from third-party sources.

• HubSnap is not a landlord, broker, estate agent, or property owner.
• HubSnap does not arrange viewings, sign leases, collect rent, or guarantee that any listing is available, accurate, or suitable.
• Listing details (price, availability, photos, amenities, contact info) come from third-party providers and may change or be incorrect. Always verify with the original source before making decisions.

3. Eligibility and accounts

You must be at least 18 years old (or the age of legal capacity in your country) to use HubSnap. You are responsible for keeping your login credentials secure and for activity under your account.

Provide accurate registration information and keep it up to date. You may request account deletion from the app or via www.hubsnap.nl/delete-account.

4. Acceptable use

You agree not to:

• use the Services for unlawful, fraudulent, or abusive purposes;
• scrape, crawl, bulk-download, or attempt to extract listing data beyond normal app use;
• reverse engineer, interfere with, or disrupt the Services or related infrastructure;
• misuse alerts, AI features, or other tools to spam landlords or third parties;
• upload or submit content that is illegal, infringing, or harmful;
• misrepresent your identity or affiliation when contacting providers.

We may suspend or terminate access if we reasonably believe these Terms have been violated.

5. Free and Premium features

HubSnap may offer Free and Premium (paid) features. Free use may include limits (for example number of search profiles, full listing unlocks, alert delay, or ads). Premium unlocks additional capabilities as described in the app at the time of purchase.

Paid subscriptions and trials are billed through Apple App Store and/or Google Play. Purchase, renewal, cancellation, and refunds are handled under the applicable store’s terms and policies. Manage or cancel subscriptions in your store account settings.

Early Access promotions (such as a short Premium trial) may change or end; details shown in the app or on the website control.

6. AI-assisted features

Optional AI features (for example listing summaries or cover-letter drafts) are provided for convenience only. Outputs may be incomplete or incorrect. You remain responsible for reviewing any content before you send or rely on it.

7. Intellectual property

HubSnap’s branding, app design, software, and original content are owned by ThreeSevens or its licensors. Third-party listing content remains the property of its respective owners/sources. You receive a limited, non-exclusive, non-transferable license to use the Services for personal, non-commercial housing search.

8. Third-party services and links

The Services may link to third-party websites, apps, listing sources, maps, payment processors, authentication providers, and analytics tools. We are not responsible for third-party content, availability, or practices. Your use of third-party services is subject to their own terms and privacy policies.

9. Disclaimers

THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE”. TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT LISTINGS ARE COMPLETE, CURRENT, OR ERROR-FREE, OR THAT MATCH SCORES OR ALERTS WILL MEET YOUR EXPECTATIONS.

10. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, THREESEVENS AND ITS DIRECTORS, EMPLOYEES, AND PARTNERS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, OR HOUSING OPPORTUNITIES ARISING FROM YOUR USE OF (OR INABILITY TO USE) THE SERVICES OR ANY LISTING INFORMATION.

Nothing in these Terms limits liability that cannot be limited under Dutch or other applicable mandatory law (including liability for intent or gross negligence where such limitation is prohibited).

11. Indemnity

You agree to indemnify and hold ThreeSevens harmless from claims, damages, and expenses (including reasonable legal fees) arising from your misuse of the Services or violation of these Terms, except to the extent caused by our intent or gross negligence.

12. Changes to the Services or Terms

We may update the Services and these Terms from time to time. Material changes will be indicated by updating the “Last updated” date and, where appropriate, by in-app or email notice. Continued use after changes become effective constitutes acceptance of the updated Terms.

13. Governing law

These Terms are governed by the laws of the Netherlands, without regard to conflict-of-law rules. Courts of the Netherlands have exclusive jurisdiction, without prejudice to mandatory consumer protections that may apply in your country of residence.
