Mid-rent (middenhuur) in the Netherlands: the 2026 rules

Since 1 July 2024 mid-rent homes have a maximum rent. Here is how mid-rent works in 2026, who it is for and how to find one.

What is mid-rent?

Mid-rent covers homes with 144 to 186 points in the Dutch points system. Since the Affordable Rent Act (Wet betaalbare huur) took effect on 1 July 2024, new contracts for these homes have a maximum rent. Before that, landlords could ask what they wanted.

Is there an income limit for mid-rent?

The Affordable Rent Act caps the rent, not the tenant's income. Municipalities can choose to give middle-income households priority for mid-rent homes. For 2026 the legal limit for a middle income is €70,149 for one person and €93,531 for a household of more than one person (source). Check with your municipality whether such a rule applies.

How to find a mid-rent home

Mid-rent homes are offered by investors, housing corporations and private landlords through sites like Funda, Pararius and agency websites. Supply is tight: according to Pararius's rent report, rental homes keep leaving the market as landlords sell them (source).

  • Set up a search with a maximum rent around the mid-rent limit.
  • Reply quickly and have your documents ready.
  • After signing, use the rent check to confirm the rent matches the points.
