Renting a 55+ or senior home in the Netherlands
A home on one level with a lift, close to shops and care: many people look for this after 55. These homes exist both in social housing and in the free sector. Here is how to find them.

What is a 55+ home?
A 55+ home (55-plus woning) is a home the landlord intends for tenants aged 55 or older. They are often apartments with a lift or homes on one level, sometimes in a complex with a shared space. There is no national definition: the landlord sets the age limit, which can also be 50, 60 or 65.
Senior homes in the free sector
With a higher income, or if you do not want to wait, you can search the free sector. Some investors and landlords offer complexes for people aged 55 and over, and Funda and Pararius also list apartments on one level without an age limit that are just as suitable. Landlords will check your income; state pension (AOW) and pensions usually count (see income requirements).
What to check before you move
- Accessibility: a lift, no thresholds, a bathroom on the same floor as the bedroom.
- Location: distance to shops, GP, pharmacy and public transport.
- Service costs: often higher in complexes with a lift or shared space. Ask what is included.
- Contract: since 1 July 2024 new rental contracts are indefinite by default.

Senior homes in social housing
Many housing corporations give some of their homes an age label. The listing on the regional social housing website then says, for example, that you must be 55 or older. You respond with your normal registration, and your registration time counts just as for other homes.
