An estimate, not advice. Transfer tax and NHG follow the 2026 rules of the Belastingdienst and NHG (checked 28 October 2026). Notary, valuation, advice and bank guarantee have no official rates: the ranges come from prices that notaries, valuers and advisers publish, so ask for quotes. Nothing you enter is stored.

If the home costs more than €555,000, the starter exemption does not apply at all and you pay 2% on the whole price (rates, starter exemption). The government has announced a cut of the rate for landlords to 7% in 2027; that is still a plan.
The NHG fee
With the National Mortgage Guarantee (NHG) you pay a one-off 0.4% of your mortgage (NHG). In 2026 it is possible up to a mortgage of €470,000, or €498,200 if you also finance energy-saving measures (NHG limit). NHG is optional, but often gets you a lower interest rate.
Notary, valuation, advice and bank guarantee
These costs have no fixed rates: notaries, valuers and advisers set their own prices, so the calculator shows an indication. Ask for quotes and compare. You need a bank guarantee if you do not pay the deposit of usually 10% of the price yourself; banks often charge about 1% of the guarantee for it.
